We will understand what affects the cost of apartments in new buildings
A surprising thing - about the same apartment in the same type of new buildings often have different prices. Why is this, and what factors affect the final cost of housing?
If you buy a house in a house that is just beginning to be built, the apartment will be cheaper than in a new building that has already been commissioned. The difference in price is on average 20-30%.
In modern new buildings there are no uncomfortable first and last floors. In the capital, for example, it is not the first year that shops and other infrastructure facilities are located on the first floors instead of apartments, and housing starts from the second floor. Nevertheless, many developers offer a small discount of 3-5% for apartments in the lower floor. In this case, the cost of housing, as a rule, increases with the number of floors, and the best and most expensive apartments are usually located on the back floor.
In addition, apartments in high-rise buildings in general are usually cheaper than in medium- and low-rise ones.
Naturally, the larger the apartment, the more expensive it is. But as the area of housing increases, the cost per square meter decreases. For example, a square meter in the most popular one-room apartments among buyers is more expensive than in the less popular “three-room” and “four-room” ones.
The most comfortable, but also the most expensive - brick houses. They are followed by new buildings built on monolithic technology, and panel houses are considered the most economical. The final cost of housing is also influenced by the materials used in the construction and decoration - imported are more expensive than domestic analogues.
“It’s not that panel construction today is worse than monolithic. There are high-quality and low-quality buildings in both types of construction, - says Natalia Kuznetsova, CEO of Bon Ton. - These are just different technologies. Today, modern technologies are used that meet all the necessary requirements for safety and energy efficiency. At the same time, if we consider the project as a whole, then a more thoughtful and variable filling of the panel project (infrastructure, decoration of MOPs, engineering, etc.) can make it more expensive than monolithic ”.
Instead of concrete boxes, developers are increasingly offering ready-to-live-in apartments with trim.
According to the Academy of Sciences "Bon Ton", today on the market about 15% of apartments are offered with finishing. The main share of such housing is concentrated in the mass segment (about 13% of the volume of new buildings on the market). Significantly fewer such proposals in the business and elite classes, where, as a rule, owners tend to make the design of their homes unique.
An apartment with a finishing cost is somewhat more expensive, but the difference in price is substantially less than the amount you spend while making repairs yourself.
“It is cheaper than repairing with the help of a hired construction team by about 20%,” explained Natalia Kuznetsova. “But the quality of the repair from the developer is important here, so that later you don’t have to redo the finished one.”
The farther from the city center, the cheaper. The reason for this is not only the increased demand for apartments in the central regions, but also the higher cost of building land, the cost of construction and connection to utilities.
In residential areas with many shops, service enterprises, cultural and sports facilities, housing will be more expensive than in residential areas or new quarters being built near the city’s borders “in the open field”.
The cost of apartments in residential complexes located close to metro stations or train stops, with convenient access roads for cars and a developed public transport system, is always higher than in new buildings, which are harder to reach and longer. This rule also applies to the future - a metro or railway station under construction also raises the cost of apartments in nearby new buildings.
The price of housing is affected by the proximity of industrial enterprises, greening of the area and the ecological situation in general. For example, apartments in the west of Moscow, which is considered one of the cleanest in environmental terms, often cost more than those located close to the center, but polluted by Shabolovka.
Sometimes developers begin to greatly reduce the price of apartments for no apparent reason. This may indicate possible problems with the financial situation of the construction company, documentation, construction quality or the inability to provide the residential complex with the necessary infrastructure.
