Classification of construction projects by complexity.

Construction projects (objects) are divided according to the following classification criteria:

- the complexity of architectural and planning decisions;

- the complexity of the industrial or other technology of the object under construction;

- the complexity of the applied construction technology

- the scale of construction.

Classification of projects by type of investment mastered.

There are the following projects:

- fund-making, aimed at the creation and renovation (restoration) of fixed assets;

- innovative, aimed at creating new types of equipment, technology and products:

-scientific - research, aimed at the scientific search for new knowledge.

The composition and scale of the following types of projects:

· Monoprojects are simple projects that include separate objects (residential building, transformer substation, pumping station, etc.);

· Multiprojects are complex projects consisting of a number of monoprojects (a town-planning complex, a starting complex of an industrial enterprise, a system of water treatment facilities, etc.);

· Megaprojects are projects consisting of a number of multiprojects, for example, the construction of a large industrial enterprise, including the creation of urban infrastructure, etc.

Stages of implementation of the life cycle of an investment project.

Usually, the following stages of the implementation of the life cycle of COI:

· Conceptual (pre-project) stage, which includes the development of a business plan and design assignments (carried out by the investor-developer);

· Design stage, which includes a complex of design and exploration work, which materialize in the creation of design and estimate documentation of the project (carried out by the designer, customer);

· The stage of organization and conduct of contract bidding (carried out by the customer);

· The stage of organizing and carrying out construction and installation works, including the commissioning of the object (carried out by the customer, the designer, the general contractor, subcontractors);

· Phase of project operation (carried out by the developer and operator);

· Stage of liquidation of the project (carried out by the developer).
